| What kind of inspections will I want? |
There is a wide variety in the inspections that buyers can choose when they purchase a home. The purchase contract states that the buyer may have any inspections he wants, but they must be completed within a specified period. Your lender will require a termite inspection--costing between $45 and $65. You will probably want a structural and mechanical inspection--at a cost of $125 to $200, depending on the inspector you select and whether or not you want a written report. If there is a fireplace or woodstove, you might want a chimney inspection. You may also choose to have a specialist check the heating and air conditioning systems. Your lender will require that properties not on public sewers have a septic system inspection, and those not on public water should have the water checked. While most inspections are not required, they can provide lot of peace of mind, or if there is a problem, they can save you money in the long run.
