Communities governed by homeowner's associations are popular and attractive places to live. However, they are not for everyone. Buyers who want total freedom to paint their home, landscape, build a fence, etc., are well advised to read the homeowner's association covenants carefully before buying.
Typical covenants will have requirements and rules regarding exterior improvements, exterior paint colors, property uses--whether or not a business can be operated from your home, type and style of fencing or decking permitted, plantings and landscaping, number and size of pets permitted, whether or not clotheslines and satellite dishes are permitted, and parking of vehicles.
Penalties for violating the covenants vary. Possible actions include property liens or litigation to stop violations and to recover the association's attorney fees. Don't buy into rules you can't live with--be sure to read the covenants before you contract to buy.
